Active market keeps agents hopping

It wouldn’t be a lead-up to Easter without some rain, and then sunshine, and time to mow the lawns again.

Real estate agents have been kept hopping with offers on properties that offer position, presentation and price.

Greg Gilmore at Tom Grady Real Estate has reported the sale of a vacant 1012sq m at 20 James St, Kilkivan, that was listed at $140,000.

Nestled in the heart of Kilkivan, this level allotment offered an opportunity in a prime location with good access to the Wide Bay Highway.

With bitumen road frontage and access to town water and sewerage, it has gone to home renovation specialists.

EARLY INTEREST

Greg Gilmore has seen strong early interest on a three-bedroom, one-bathroom, three-car house with sheds at Southside.

The fully-fenced 1.93ha property at 228 Eel Creek Rd has just been listed at offers over $1,250,000.

Greg will hold open homes this Saturday and Sunday from 11am-midday.

“It’s an absolutely magnificent property,’’ Greg said. “You would not have to spend a cent on it.

“There are good sheds and a 20,000-litre water tank under the greenhouse.

“There have been horses and cows on the property so there is a shed for those as well.

“The property features good pasture and the dam is stocked with fish. ’’

The house features outdoor living areas, manicured gardens and fruit trees.

There is a huge American-style barn with three-door access including one with high clearance.

A good-sized lean-to is the the back of it, and there are multiple storage sheds as well as stockyards.

MULTIPLE LIVING AREAS

Another new listing with Greg Gilmore at Southside is sure to attract interest.

The three-bedroom, three-bathroom, two-car house on 2000sq m at 29 Rocklea Dve has been introduced to the market at offers over $850,000.

Greg will have it open this Saturday and Sunday 9-10am.

Located in one of Gympie’s popular residential areas, the multi-level house features a dedicated internal lift for easy access across each level.

A substantial shed comes with concrete floor, power, and dual lockable doors.

With a fully fenced half-acre yard, the property is positioned safely above the flood line.

The split-level design of the brick and Hardiplank house brings multiple living areas including a huge room downstairs for multi-use.

Open plan kitchen dining and living area/lounge outdoor entertaining underneath

Fully fenced and featuring an electric front gate, the property is highlighted by a 15m by 7m shed.

The main bedroom comes with ensuite while the open-plan kitchen and dining area have balcony access.

There is a sail-covered outdoor entertaining and barbecue area.

PLENTY TO LIKE ABOUT GOOMERI HOUSE

Buyers continue to look west in search of value as well as lifestyle.

Warren Smith at Tom Grady Real Estate has had offers on a two or three-bedroom, one-bathroom, one-car house on 700sq m at 12 Hodge St, Goomeri.

Listed at $495,000 and on top of Policeman’s Hill overlooking the town, offers have included grey nomads looking for a base.

The ex-removal house features insulation, a well-presented kitchen, air-conditioning, steel stumps, and a huge rear deck.

It is of solid, hardwood construction with floors that would polish to perfection, Warren said.

There is a lift chair for the front steps and many interior aids.

There is 6kW of solar generation supplying the Tesla battery backup.

Warren said that for the past couple of years buyers have been attracted to the Goomeri lifestyle.

Murgon is also attracting interest now. The shops are full, there is light industry, and Elders have opened a rural supplies and livestock business.

FARMLAND OUTLOOK

Warren Smith has listed a vacant 8600sq m block at Glenwood that comes with farmland outlook.

One of the last of its kind in the area, Lot 674 Arbortwentyseven Rd is for sale at $295,000.

Timbered, and on the edge of the development area, the property slopes back to the seasonal creek on the southern boundary.

The property will suit the wildlife enthusiast or those just wanting some personal space, Warren said. Harvest the quality timber to incorporate into a new home.

IMMACULATE HOME IN PIE CREK

Helene Haack of Haack Property Group has a beautiful property in Pie Creek for sale.

The three-bedroom, two-bathroom, five-vehicle house, shed, dam, on 6,004sq m at 105 Pine Valley Dve has been listed at offers over $1.15m.

Tucked away in a quiet cul-de-sac, this private, fully-fenced property offers space, versatility and lifestyle.

Featuring open-plan living with dining room, a well-appointed galley kitchen, three king-sized built-in bedrooms including main with ensuite and walk-through robe, there is a media room/fourth bedroom or office.

The kitchen offers ample bench space, dishwasher, walk-in pantry and plenty of drawer space.

There is a large outdoor entertaining and barbecue area, separate rear yard with dam, and a four-bay, lock-up shed with awning as well as 3-phase power.

Surrounded by quality homes and located under 10 minutes to town and five minutes to Southside shops, schools and medical, this is country-style living without compromise, Helene said.

EMBRACE COUNTRY LIVING

A level 2.5ha property at Lot 3 Thornside Rd, Widgee, is on the market with Helene Haack at offers over $460,000.

Backing onto Station Creek, the property is subject to council flood overlays but the seller advises they have never known the creek to breach its banks.

The crystal-clear creek, framed by tall shade trees, provides a peaceful setting. There is bitumen road frontage, and close proximity to the local shop and fuel outlet.

COMFORTABLE FAMILY LIVING

An expansive five-bedroom, two-storey Hardiplank house set on a private 0.95ha parcel in the heart of Glenwood is for sale with Greg Gilmore of Tom Grady Real Estate at offers over $850,000.

The house at 173 Arborten Rd has been designed with both family living and flexibility in mind, Greg said.

The lower level centres around a well-appointed galley-style kitchen complete with walk-in pantry, overlooking an open-plan dining and lounge area.

There is a wood fireplace while French doors extend the living space onto a covered entertaining deck.

Still on the ground floor is a good-sized bedroom with built-in robe and ensuite, which connects to an additional room that can serve as a sixth bedroom or private second living space.

This would be ideal for dual living, guest accommodation or a home office set-up.

Two large storage areas and the laundry are also on this level.

Upstairs, the internal staircase opens onto a spacious landing that flows into a comfortable family living zone, being utilised as a library.

This level offers exceptional accommodation, featuring two main bedroom suites positioned at opposite ends of the home – each with its own ensuite, walk-in robe and private balcony.

Two additional bedrooms are serviced by a central bathroom and separate toilet, all accessed via a short hallway.

Outside, the fully-fenced house yard provides a secure space for children and pets. The property is well-equipped with three water tanks and a substantial 9m by 6m Colorbond shed.
