Presentation as valuable as position and price

Price and position are always paramount when talking property but so is presentation.

Through the years it seems to come down to either great maintenance and presentation that impresses at first sight. Otherwise, prospective buyers will always have it at the back of their mind that it offers opportunity to tidy things up and profit.

Coming to the market is a significant rural acreage in the Kybong area.

VETERAN LIFESTYLE PROPERTY APPEALS

There is movement out at Veteran with Merton Property’s Amy Brown negotiating on a Queensland-style house on 0.7ha.

The four-bedroom, two-bathroom high-set house at 9 Diggers Outlook has attracted interest from locals downsizing and wanting to be closer town, and from the Sunshine Coast seeking lifestyle.

Greg Gilmore at Tom Grady Real Estate said it was an outstanding rural property that has been family owned for more than 100 years.

A RENOVATOR’S DELIGHT

Greg Gilmore has reported the sale of a high-set two-bedroom, one-bathroom house on 4043sq m at Kilkivan.

Listed for sale at $275,000, the high-set timber house was on 4043sq m in the heart of town but in need of restoration or renovation.

Sunshine Coast buyers could see the potential in the large, character home comprising two bedrooms, a sleepout, and one bathroom.

A vacant 1012sq m in a prominent location in Kilkivan has is under offer with Central Queensland interests after being listed at $140,000.

The flat block, with bitumen road frontage and access to all essential services including town water and sewerage, is within walking distance to schools and amenities.

Meanwhile a partly-fenced 5382sq m property at Glenwood with shed has gone to contract after being listed at offers over $385,000.

The undulating property at 38 Trotter Rd was listed at offers over $385,000 and has gone to Sunshine Coast buyers.

A substantial 16m by 7m Colorbond shed sits on a concrete slab.
